Georgia’s premises liability law generally requires property owners and occupiers to exercise ordinary care to keep their property reasonably safe for people who are lawfully on the premises. This duty is established under O.C.G.A. § 51-3-1.

In plain language, that means property owners are expected to take reasonable steps to identify dangerous conditions, fix them when appropriate, or warn visitors about hazards that aren’t obvious.

That isn’t always obvious, particularly at shopping centers, office complexes, apartment communities, and other properties where multiple businesses or companies may share responsibility.
